About Us
H2 Properties is a real estate investment and property management company based in Denver, Colorado. We buy, sell, fix and flip, and hold properties all over Colorado: single family, multifamily, commercial, and industrial.
We're a small, hands-on team:
• Two active principals, Andy and Joe, who run acquisitions/dispositions and construction
• A general contractor and project manager overseeing our crews contractor crews who've been with us for 5 years
• A portfolio manager overseeing operations and projects across our 175 properties statewide. Whose been with the company 4+ years. This is who you will report to.
• A lead VA who's been with us 2+years
• A Owners Rep whose been with the company for 2 and a half years

Job Description
This role works directly with our portfolio manager and property management VA TO support day to day operations across the whole rental and fix and flip business. You'll have regular contact with tenants and vendors, handle real problems as they come up, and take ownership of the things on your plate rather than waiting to be told what to do next.
Responsibilities
• Manage day to day operations across our rental portfolio: marketing, leasing, lead follow-up, and assigning work orders to vendors
• Respond to tenant inquiries and concerns by email, chat, or phone, promptly and professionally — including the harder conversations, not just the easy ones
• Assist with screening and processing rental applications, including background and credit checks
• Coordinate lease agreements: prepare and review contracts, make sure everything's accurate, get signatures
• Keep tenant info, lease agreements, rent payments, and maintenance records accurate and current
• Schedule property viewings, inspections, and maintenance appointments with tenants, vendors, and owners
• Source vendors for jobs we don't already have someone for — find who to call, get quotes, and coordinate the work from scratch
• Set up utility accounts and follow up until they're actually active, which sometimes means calling every day for 4–5 days straight
• Help with rent collection and basic financial recordkeeping: tracking payments, sending reminders, preparing reports
• Manage property listings online and support marketing to attract tenants
• Help resolve tenant disputes and complaints, working through to an actual resolution, not just passing it along
• Do market research and competitive analysis to help with pricing and marketing decisions
• Handle general admin: filing, data entry, document management
• Help organize utility billing across the portfolio
• Code accounting entries in Google Sheets weekly
• Reconcile Appfolio, Home Depot, and other regular payables and receivables monthly
• Communicate with our outside bookkeeping firm monthly for edits and clarity
• Take on research and problem solving for things that don't have an established process yet, and come back with options instead of just questions
• Assist with fix and flip projects: tracking timelines, coordinating with contractors, keeping budgets and scope organizedRequirements
• Real estate, property management, or construction related experience is a plus, but we'll consider strong candidates without it
• Comfortable on the phone, including with upset tenants or difficult vendor conversations
• Appfolio experience helpful, but we'll train on it
• Comfortable with Excel or Google Sheets
• Organized enough to juggle a lot of moving pieces without dropping any of them

Minimum Skills & Qualifications:
• 3+ years of real estate or construction related experience
• Advanced knowledge of Appfolio software
• Intermediate to advanced excel/spreadsheet knowledge
• Extremely strong communication & relationship building skills
