About Us:

Palm Land Acquisitions is a fast-growing real estate investment platform specializing in sourcing, acquiring, and subdividing land across the United States, primarily in Texas and Arizona. Our mission is to unlock value through strategic land acquisitions that result in forced appreciation. As we expand, we are seeking a dedicated and skilled Virtual Assistant to join our team and play a key role in our land acquisition efforts.

Job Description:

We are looking for a Virtual Assistant with a strong analytical mindset and a passion for real estate to assist in sourcing and evaluating land deals. You will be responsible for identifying land opportunities across multiple platforms, analyzing their potential, and helping drive our acquisition strategy. This role will require a high level of organization, attention to detail, and communication with internal leadership and stakeholders.

Key Responsibilities:

1.     Land Sourcing & Deal Scanning:

o   Identify land acquisition opportunities across platforms like Zillow, Redfin, Trulia, LoopNet, Xome, and other relevant real estate listing websites.

o   Focus on parcels larger than 5 acres within a maximum budget of $550,000, primarily in Texas and Arizona.

2.     Deal Evaluation & Underwriting:

o   Utilize a pre-defined checklist to assess land opportunities, evaluating zoning, topography, utilities, and other key metrics.

o   Conduct thorough underwriting of land deals based on potential for minor subdivision and forced appreciation strategies.

o   Present findings to leadership, including a detailed breakdown of the pros and cons of each land acquisition opportunity.

3.     Investment Presentations:

o   Prepare comprehensive investment presentations that summarize key deal insights, financial analyses, and potential ROI.

o   Collaborate with leadership to finalize presentation materials for internal decision-making and investor-facing purposes.

4.     Communication & Coordination:

o   Maintain clear, timely, and professional communication with leadership via email and Slack.

o   Ensure all deal documentation, reports, and presentations are organized and stored efficiently using Google GSuite and Microsoft Office tools.

o   Assist in coordinating investor communications and presentations as needed.

Qualifications:

  • Real Estate Knowledge: Prior experience in real estate acquisitions, land deals, or property research is highly preferred.
  • Analytical Skills: Strong ability to evaluate land and perform detailed financial underwriting.
  • Technology Proficiency:
  • Expertise in using real estate platforms such as Zillow, Redfin, LoopNet, Trulia, and Xome.
  • Highly proficient in Google GSuite (Docs, Sheets, Slides) and Microsoft Office (Word, Excel, PowerPoint).
  • Communication: Excellent written and verbal communication skills, with the ability to summarize complex information clearly.
  • Organization: Highly organized with the ability to manage multiple land deals simultaneously and prioritize tasks effectively.
  • Detail-Oriented: Strong attention to detail when analyzing deals and creating presentations.
  • Self-Motivated: Ability to work independently and efficiently in a remote environment with minimal supervision.
