We reduce fees as we don’t charge any commissions and sell at below market prices.
Job Profile: We are seeking to hire a Transaction Coordinator. This role will cover the entire acquisition process and sales process.
(1) Acquisition Process : Landpenguin carry out marketing in areas where we are looking to buy prospective properties. Owners will call looking to enquire about how we operate, how the transaction works and provide information about their property. Please include a sample call recording with your application to be considered for this position. Transaction Coordinator will ask the property owner questions relating to the property, research comparables, speak with planning and zoning and assist in evaluating a real estate deal. Once an deal is approved the manager will be responsible for negotiating the deal, arranging contracts to be signed and opening escrow.
(2) Sales Process: The transaction coordinator will organise a marketing plan for each property purchased. This may include listing with a local realtor (depending on property value), draft a property listing to post on website, social media, craigslist etc. Identify a local photographer to shoot the property.
The primary job responsibilities will include
- Calling back sellers in a prompt manner
- Building a rapport and relationship with our clients.
- Reviewing acquisitions and compiling transaction deals for acquisition approvals
- Researching property and compiling COMP reports
- Liaising with title companies, attorneys, Buyers & Sellers
- Speaking with Local realtors, engineering firms, title company
- Preparing contracts and updating files
Candidate must have
- Native fluency in English **
- 2 years + experience as an administrative assistant or telesales
- Ability to work with CRMs, Excel, Word etc
- Prior experience in real estate is desired but not required
- Exceptional phone communication skills
Availability
· The candidate will be required from (9AM – 5PM ) Pacific Time
· Full time position with approximately 40 -50 hours per week.
Remuneration
$8 per hour plus competitive commissions. The majority of the compensation from this position will be from commission’s based on deal volume generated. A successful candidate can make between $2,500 - $4,000 per month
