Job Description: Property Manager & Growth Specialist (Caracas)

Overview:

We are looking for a proactive, results-oriented professional in Caracas to manage and grow a portfolio of commercial properties. This role is not purely administrative; it is a hybrid position that combines operational oversight in the field with a strong digital marketing strategy and data analysis to maximize asset occupancy.

1. Operational and Technical Management (Property Management)

Preventive and Corrective Maintenance: Identification of needs, request for quotes, and direct supervision of contractors (electricians, motorized gate services, plumbing, etc.).

Service Management: Processing and tracking of utility and condominium payments with the corresponding entities in Caracas.

Asset Control: Conducting periodic inspections and managing inventories at the beginning and end of contracts (check-in/check-out).

2. Marketing, Data, and Commercialization

Real Estate Portal Management: Daily publication and optimization of ads on leading portals (Conlallave, Inmuebles24, Marketplace, among others).

Social Media & Content: Coordination of professional photo/video sessions and strategic distribution of content on social media.

Digital Analytics: Monitoring of key metrics using Google Analytics, Facebook Insights, and Amazon Analytics to measure the conversion funnel (Views > Leads > Visits > Closing).

Conversion and Sales: Attending to interested parties, filtering prospects, and conducting in-person guided tours (showings) of properties.

3. Communication and Closing (WhatsApp Business)

WhatsApp Business Management: Professional management of communication with prospects and tenants, using automation tools, tags, and quick responses to speed up the closing process.

Negotiation: Handling objections and constant follow-up until the lease or renewal contract is signed.

4. Compensation and Benefits

Base Salary: $300 per month (initial part-time position; 10-20 hours per week).

Success Incentive: Bonus equivalent to one (1) month's rent for each new lease or effective renewal managed.

Career Plan: Real possibility of conversion to full-time (permanent employment) and base salary increase based on performance and portfolio expansion.

• Maintenance Supervision: Coordinate, hire, and oversee technical vendors for electrical repairs, painting, and specialized maintenance of motorized access gates.
• Utilities Management: Handle the contracting, monitoring, and timely payment of electricity, water, and waste management services with the corresponding authorities in Caracas.
• Property Inspections: Conduct periodic site visits to verify the physical condition of the properties and coordinate key handovers and returns (check-in/check-out).

Digital Marketing and Commercialization

• Listing Management: Publish and optimize property listings on Venezuela’s main real estate platforms (Conlallave, Facebook Marketplace, etc.) and social media channels.
• Content Production: Coordinate with professionals to produce high-quality photography and video assets for real estate marketing materials.
• WhatsApp Business Management: Professionally handle all inquiries, using labels and quick replies to qualify prospects and schedule appointments.
• Property Showings: Travel to properties to conduct showings for prospective tenants and present the property’s commercial advantages.

Data Analysis and Strategy

• Metrics Monitoring: Use Google Analytics, Facebook Insights, and Amazon Analytics tools to measure ad performance and lead flow.
• Conversion Optimization: Adjust publishing strategies based on performance data to reduce vacancy time.
• Management Reporting: Deliver periodic reports on repair status, listing effectiveness, and sales funnel performance (leads vs. closed deals).

Job Requirements

• Location and Mobility: Current residence in the city of Caracas (essential) and own vehicle or guaranteed mobility to carry out showings and maintenance supervision in the field.

• Professional Experience: Verifiable previous experience in property management, real estate administration, or operational roles in the real estate sector (desirable); or customer service.

• Technological Proficiency: Advanced knowledge of WhatsApp Business (tags, catalogs, and quick responses) and social media management tools.

• Analytical Skills: Ability to interpret metrics from Google Analytics, Facebook/Instagram Insights, and platforms such as Metricool.

• Advertising Management: Knowledge of setting up and tracking basic campaigns in Meta Ads (Facebook and Instagram Ads).

• Communication: Excellent verbal and written communication skills for dealing with commercial prospects and writing reports.

• Local Market Knowledge: Familiarity with the main real estate portals in Venezuela (Conlallave, Inmuebles24, etc.) and with the dynamics of public services in Caracas.

• Multitasking Profile: Ability to switch between administrative office tasks and technical supervision of suppliers (electricians, fence technicians, etc.).
