Berkshire Property Buyers, operating as "I Buy Worcester", is a fast-growing real estate investment company specializing in acquiring off-market properties through direct-to-seller outreach. We purchase homes as-is, offering homeowners a fast, fair, and hassle-free cash buying experience. Our team is driven, results-oriented, and committed to delivering win-win outcomes for every seller we work with. As we scale our operations, we are seeking a highly motivated, energetic, and professional Virtual Assistant to join our acquisitions team as the first point of contact for all inbound seller leads. 

Role Summary The Virtual Assistant — Inbound Lead Specialist is a critical front-line role responsible for contacting and qualifying inbound seller leads, building rapport, understanding each homeowner's unique situation, and moving them through our sales pipeline. This person will use our CRM and proprietary systems to manage all lead activity, schedule appointments for our acquisitions team, and generate preliminary cash offer ranges. The ideal candidate thrives in a high-urgency, performance-driven environment and communicates with confidence, warmth, and professionalism in English at all times.


Job Responsibilities

Key Responsibilities 

Lead Contact & Qualification • Respond to all inbound seller leads promptly — within minutes of receipt — via phone, SMS, and email • Follow our proven sales script to open conversations, build trust, and gather key property information • Conduct thorough needs-analysis conversations to understand the seller's motivation, timeline, and property condition. Qualify leads based on our acquisition criteria and determine the appropriate next step in the pipeline • Maintain a high sense of urgency: every lead is time-sensitive and must be treated as a top priority 

CRM & Systems Management • Log all lead activity, call notes, and follow-up tasks accurately and in real time within our CRM system • Update lead statuses, disposition outcomes, and pipeline stages after every interaction • Set up and manage follow-up sequences, reminders, and drip campaigns for leads not yet ready to sell • Use our valuation tools to pull property data, generate preliminary cash offer ranges, and prepare offer summaries • Maintain a clean, organized pipeline with zero data gaps or missed follow-ups 

Appointment Setting • Schedule property walkthroughs and acquisition appointments for our in-field acquisitions team • Confirm all appointments via phone and SMS 24 hours and 1 hour in advance • Manage calendar coordination between sellers and the acquisitions team with zero scheduling conflicts • Reschedule and recover cancelled appointments with urgency and professionalism 

Cash Offer Generation • Use internal valuation tools and ARV (After Repair Value) calculators to generate preliminary cash offer ranges • Present offers clearly and confidently to sellers using our scripted offer delivery framework • Handle objections using trained rebuttal scripts and escalate complex negotiations to senior staff • Follow up consistently on all presented offers until a final decision is reached Communication & Representation • Communicate exclusively in fluent, professional English — both spoken and written — at all times • Represent Berkshire Property Buyers / I Buy Worcester with integrity, empathy, and brand consistency • Send follow-up emails and SMS messages that are grammatically correct, on-brand, and personalized • Maintain a positive, solution-focused attitude even in challenging or high-pressure conversations 

Reporting & Team Collaboration • Submit daily and weekly performance reports: calls made, leads contacted, appointments set, and offers presented • Participate in team check-ins, training sessions, and script review calls • Flag pipeline bottlenecks, lead quality issues, or script gaps to management promptly • Absorb coaching feedback and implement it immediately to continuously improve performance


Job Requirements

Required Qualifications • 

  1. Fluent in English — spoken and written — at a professional business level (C1 or C2 proficiency) 
  2. DOCUMENT  --- Minimum 1–2 years of experience in sales, customer service, lead generation, or a call center environment • Proven ability to follow a script while keeping conversations natural, human, and engaging • 
  3. Experience using a CRM system (e.g., ReSimpli, Reply, FreedomSoft, HubSpot, Go High Level, or similar) • Strong computer proficiency: comfortable navigating multiple browser tabs, platforms, and tools simultaneously • Ability to type quickly and accurately while speaking on the phone • Reliable high-speed internet connection and a quiet, professional home office setup • Self-motivated with the ability to work independently and manage time effectively without supervision • Availability to work full US Eastern Time Zone business hours, Monday–Friday
