We are a small US-based short term rental business managing three vacation homes, with plans to grow. We're looking for an experienced, part-time operations manager to join us long term.
You'll be the remote operations lead for the portfolio. You'll own pricing, listing performance, guest communication, and coordination with our cleaners and vendors. The owner handles on-site visits and final approval on big decisions, and you'll work closely with her through a weekly check-in.
Schedule: a guest messaging coverage window Tuesday to Saturday, 12:00 to 5:00 PM US Eastern, plus up to 10 hours a week of active project work, done during coverage hours or on your own schedule. You're not on call outside the window.
Other clients are welcome. If you already support other hosts, that's a plus, as long as our response times and deadlines are met. We measure results, not hours.
Pay: US$650 per month, flat, paid in US dollars on a fixed schedule. Raise to US$700 after a successful 90-day trial, then a yearly review. Your country's public holidays plus 2 weeks of paid time off a year.
To apply, answer the questions below and start your written answer with the word "Turnover" so we know you read the full post.
- Reply to guests, cleaners, and vendors within 15 minutes during the coverage window (Hospitable, Turno, WhatsApp)
- Implement and review pricing strategies in PriceLabs within agreed limits
- Run regular listing optimization on Airbnb and VRBO and carry out approved improvements to titles, descriptions, photos, and amenities
- Coordinate cleaning turnovers, maintenance, and vendor scheduling
- Track inventory against par levels and order supplies
- Track payments, categorize transactions in Wave, and prepare monthly owner statements for review
- Track lodging tax, permit, and platform deadlines
- Leave and respond to guest reviews
- Manage damage claims
- Suggest workflow automations and efficiency improvements
- Support market research for future portfolio growth
- Send a short monthly report: occupancy, average nightly rate, revenue, and what you changed
- 3+ years in short-term rental operations for a host or management company
- Hands-on experience with PriceLabs (or a similar dynamic pricing tool) and listing optimization, with results you can describe
- Daily experience with Hospitable or another channel manager, Airbnb, and VRBO
- Advanced written and spoken English, with a warm, clear guest-facing tone
- Reliable internet and availability during the full coverage window
- Nice to have: Turno, Wave or other bookkeeping, process automation, and experience with seasonal mountain or lake markets
